What Different Contracts Do Life Plan Communities Offer?

As you explore your senior living options, you’ll find that Life Plan Communities can vary significantly from one another. Here are the main types of contracts you’ll likely encounter:

Type A (LifeCare®)

This contract guarantees lifelong care for residents without significantly increasing their monthly fees, offering long-term financial predictability and security.

Known as Type A contracts, these agreements offer peace of mind by providing comprehensive health care and supportive services without the worry of escalating costs as residents’ needs change over time.

One of the key features of Type A contracts is the requirement of a one-time entrance fee, also referred to as a buy-in. This initial payment is a valuable investment in your future.

By choosing a Type A contract, residents and their families can rest assured that they have selected the gold standard for Life Plan Communities. This model not only guarantees lifetime care but also offers a stable and predictable cost structure, allowing residents to enjoy their retirement without financial concerns.

It embodies a commitment to quality and reliability, making it a wise and reassuring choice for those looking to secure their future in a supportive and nurturing environment.

Type B (Modified Plan)

Type B contracts, also known as Modified Plans, offer a balanced approach to senior living. While they provide residents with the freedom of independent living, they also ensure access to a continuum of care if needed in the future.

Should a resident require a higher level of care, such as assisted living, memory care or skilled nursing, they will be responsible for a portion of the costs. This financial arrangement ensures that the additional care services are adequately covered without imposing undue financial strain on the resident.

Under a Type B contract, residents typically have two options for covering the costs of additional care. The first option includes a predetermined number of complimentary days of health services, beyond which additional care is charged at per diem market rates. This approach allows residents to benefit from a certain level of included care while maintaining flexibility in their health care needs.

Alternatively, residents may opt for a continual, slightly discounted rate for health services. This arrangement offers predictability in health care costs and may be preferable for those who anticipate needing ongoing or more frequent access to additional care services.

Type C (Fee-for-Service)

Type C contracts, also known as Fee-for-Service agreements, typically feature the lowest monthly fees and potentially lower entrance payments compared to Types A and B, assuming all other factors are equal.

However, if you require elevated levels of care, such as assisted living or skilled nursing, your monthly fee will adjust to align with the prevailing market rate for those specific services.

Rental Senior Living

These types of contracts typically do not entail an entrance fee or may involve only a minimal community fee. However, the monthly service charge might exceed what you would pay in a similar community with an entrance fee. If you require a higher level of care, such as assisted living or skilled nursing, you would be responsible for covering the full market rate.
